About this demonstration

Everything you can click here is the real product running against a real database. The association, the buildings and every figure are fictional.

What is real

  • The statutory rules — Florida's 30-year trigger, the 25-year coastal trigger, and Broward's stricter county programme
  • The deadline engine, including the December 31 convention the statute uses
  • The nine SIRS components and the rule that their reserves can no longer be waived
  • The tenant isolation — this account is separated from every other by the same code that separates paying customers
  • The 15-year retention window on documents

What is fictional

  • Gulfview Association Management and every building in it
  • Every replacement cost, reserve figure and shortfall
  • The reserve specialist and the engineer named on the records
  • All addresses — the counties and cities are real Florida places, the buildings are not

What HOAMilestones is not

It is a records and scheduling tool. It is not an engineering or architecture firm, does not perform inspections, and does not certify structural findings. Deadlines it calculates are a convenience based on the jurisdiction rules on file; every one of them is editable on the building record for exactly that reason.

Why these five buildings

The portfolio is chosen to cover every state the compliance calendar can show — including the ordinary ones. A demonstration where everything is red would tell you nothing about what normal looks like.

Pompano Beach, Broward County · 14 storeys
Broward's stricter 25-year county rule, an inspection deadline that has already passed, and a reserve shortfall on structural components whose funding may no longer be waived.
Mangrove Point
Naples, Collier County · 8 storeys
The statewide 25-year coastal trigger, a reserve study due inside the 90-day window, and reserves funded exactly to the study's recommendation.
Live Oak Residences
Sarasota, Sarasota County · 6 storeys
The statewide 30-year inland trigger, a recurrence measured from a completed inspection, and a building that is simply compliant.
Harbour Court Clubhouse
Punta Gorda, Charlotte County · 2 storeys
A two-storey building correctly outside the milestone programme. A compliance tool has to be able to say 'nothing is required here' as clearly as it says the opposite.
Coral Way Tower
Miami, Miami-Dade County · 11 storeys
A manually overridden deadline: the calculated date has passed, but the building department agreed an extension, and the record shows both.

Dates are generated relative to today every time the demonstration data is seeded, so each building stays in the position described above no matter when you are reading this.
